Privacy Policy

Effective August 27, 2026. This policy explains how HomeOS handles information when you use the service.

Who Operates HomeOS

the HomeOS operator provides and operates the HomeOS service.

Information You Provide

HomeOS processes account details such as your name and email; home addresses and property details; photos, videos, documents, receipts, warranties, inventory, maintenance records, notes, and assistant conversations; and RoomPlan environment scans that you choose to save. Free-form content may contain other information you decide to include.

How Information Is Used

We use this information to authenticate you, organize and search your home records, generate HomeScore and inventory results, answer your questions, process documents and images, provide shared-home access, secure the service, diagnose failures, and respond to support requests. HomeOS does not include advertising or cross-app tracking.

Processing and Service Providers

Clerk provides identity and session management. Neon stores application records and search embeddings. Vercel hosts the service and stores private uploads. OpenAI processes selected prompts, document text, and images for assistant, search, OCR, and inventory features. When enabled, Google Maps Platform receives an address query to provide property imagery. The U.S. Census Bureau geocoder receives a property address to resolve its location and Census tract; HomeOS then sends that location to FEMA's public National Risk Index map service to retrieve community- level natural-hazard ratings. These providers process information to operate the service under their applicable agreements and settings.

Sharing and Home Access

Home records are available to people you explicitly invite. Owners can manage access and transfer ownership. We may disclose information when required by law, to protect users or the service, or as part of a business transaction subject to appropriate safeguards. We do not sell personal information.

Storage, Security, and Retention

Uploads are stored privately and application access is checked against home membership. We use reasonable technical and organizational safeguards, but no system is completely secure. Active records are kept while needed to provide HomeOS. Deleted data is removed from active application storage; limited copies in provider logs or backups may remain until those systems' normal security and backup cycles expire, or longer when the law requires it.

Your Choices

You can edit home information, remove individual records, manage home members, and delete your account from Settings. Before deleting, a sole owner must transfer any home that has other members. A private home is deleted with the account. Content in a home shared with other members remains available to that home but is detached from the deleted identity. You may also contact Support for access, correction, deletion, or privacy questions.

Children and Changes

HomeOS is not directed to children under 13. We may update this policy as the service changes and will revise the effective date when we do. Material changes will be communicated through an appropriate in-product or account notice.
